Dubai’s Ready Home Sales Surge by 16% as Buyers Move Toward Completed Properties

The real estate market in Dubai is experiencing significant changes, particularly in the sale of completed residential properties. Recent data indicates a marked shift in buyer preferences, leading to an increase in the demand for ready homes during the third quarter of 2026. This trend is reshaping the landscape of Dubai’s residential real estate, as buyers look for immediate occupancy options rather than off-plan developments.

Increase in Secondary Property Transactions

In the third quarter of 2026, sales of completed residential properties in Dubai climbed by 16% from the previous quarter, as more buyers opted for finished homes. The total number of secondary transactions reached 10,055, increasing its share of overall residential sales from 24% in Q2 to 29% in Q3. This shift reflects a growing preference for properties that can provide immediate returns in the form of rental income. Notably, secondary sales accounted for 37% of residential sales value, up from 30% in the preceding quarter, totaling approximately Dh27.1 billion.

The demand for easily accessible homes is redefining buyer priorities. As Dubai’s residential market transitions into a more selective stage, individuals are searching not only for properties with immediate availability but also for those located in established communities known for their reliable performance. This trend has kept overall residential sales steady at around 34,615, indicating a robust market foundation despite fluctuations.

Apartments Lead the Charge

Apartments have played a pivotal role in driving this growth in the secondary market, with transactions surging by 22% to 7,879 units. Conversely, the sales volumes for villas and townhouses remained relatively stable during the same period. The appeal of completed apartments lies in their immediate use and clearer pricing comparisons based on recent transactions. Richard Waind, CEO of Betterhomes, emphasizes that buyers are increasingly discerning, favoring homes that are ready for occupation or rental right away.

Moreover, the final quarter of 2026 is anticipated to see continued activity in competitively priced properties within well-established areas, suggesting that buyers are becoming increasingly strategic in their purchasing decisions.

Price Dynamics in Dubai’s Real Estate Market

Interestingly, despite the rising demand for completed homes, residential prices have shown signs of easing during Q3. In September, the median apartment price decreased to Dh1,404 per square foot, a decline of 2.4% since June. Similarly, villa and townhouse prices dipped by 2.3%, now standing at Dh1,638 per square foot. Nevertheless, year-on-year statistics show that prices are still on the rise—apartment prices have increased by 2.2%, while villa prices have risen by 4.1% compared to September 2025.

The data highlights a growing sensitivity among buyers regarding pricing. Approximately 75% of communities surveyed reported lower prices than the previous quarter, signaling that buyers are increasingly factoring in recent sales when evaluating property offers.

Rental Market Trends and Outlook

The rental market in Dubai is also witnessing a notable surge, with Betterhomes reporting its highest quarterly leasing enquiries to date—up 45% from Q2 and 15% year-on-year. September alone saw a 31% increase in inquiries compared to the same month in 2025. This uptick can be attributed to Dubai’s rapidly growing population, which has now surpassed 4.8 million residents.

Contrary to the rise in demand, rental prices have become more competitive. Between June and September, median apartment rents fell by 3.8%, while villa rents decreased by 2.3%. Jacob Bramley, the Leasing Manager at Betterhomes, suggests that landlords will need to adjust their pricing strategies to attract tenants effectively. As renters gain access to a wealth of options, the landscape for both buyers and renters continues to evolve, laying the groundwork for an interesting final quarter in Dubai’s real estate market.

In summary, as we approach the end of 2026, it’s clear that pricing, property type, and location will increasingly influence market dynamics. Well-priced properties in established neighborhoods are expected to attract heightened interest, indicating a vibrant and responsive real estate market in Dubai.
