Dubai home prices decline for the first time in over 5 years as the market transitions to a more stable phase.

Dubai’s real estate market has marked a notable change, experiencing its first annual decline in home prices after an impressive five-and-a-half-year streak of growth. This shift indicates a transition to a more balanced property market, as highlighted by the property consultancy, Cavendish Maxwell.

Average Home Prices Experience Decline

In August 2026, the average sales price for residential properties in Dubai reached Dh1,636 per square foot, reflecting a 1.7 percent decrease compared to the same month the previous year. Additionally, when looking at a three-month period leading up to August, prices dipped by 1.3 percent. This decline is particularly significant as it’s the first recorded year-on-year drop since February 2021, during the challenges posed by the Covid-19 pandemic.

Despite this downward trend in prices, August saw an impressive volume of residential sales amounting to Dh23.4 billion. Cumulatively, since the beginning of 2026, transactions have totaled nearly Dh270 billion, showcasing ongoing buyer interest despite the softer pricing landscape.

Sales Volume Shows Seasonal Decline

In the month of August, approximately 10,900 homes were sold, which represents a nearly 14 percent reduction from July. This decline can be largely attributed to the typical summer slowdown in buyer activity that often occurs during this period. Interestingly, off-plan properties continued to hold a significant portion of the market, representing around 75 percent of total residential sales in August. However, it’s worth noting that the overall transaction values for the first eight months of 2026 were down 24 percent compared to the same timeframe last year.

Market Matures Amidst Fundamental Demand

Ronan Arthur, the Director and Head of Residential Valuation at Cavendish Maxwell, remarked that the Dubai residential property market is advancing into a more mature cycle after a prolonged phase characterized by exceptional growth. Arthur noted that the August data corroborates the trends indicated by their extensive market research. “Prices are softening, and the market is transitioning to a more stabilized phase,” he stated.

He emphasized that the underlying demand for Dubai real estate remains robust, even in light of recent price adjustments. A reduction in property launches, regional uncertainties, and a natural normalization of buyer behavior are contributing to the current landscape. As the market navigates these changes, stakeholders will need to pay close attention to the evolving dynamics shaping the real estate sector in Dubai.

In summary, while the recent price decline in Dubai’s home market may raise concerns, the sustained transaction volumes and robust demand fundamentals signal an evolving property landscape, one that is adapting rather than contracting. Buyers and investors will need to remain vigilant as market conditions continue to develop in the coming months.
