Emaar’s Alabbar anticipates a favorable equilibrium in Dubai’s real estate market with increased supply and declining prices.
The Dubai property market is currently undergoing changes but is expected to achieve a “nice balance” in the coming year, despite challenges stemming from geopolitical tensions in the region, particularly due to the ongoing Iran conflict. Mohamed Alabbar, the founder of Emaar Properties, underscored this outlook while addressing attendees at the AIM Congress in Dubai.
Future Projections for Dubai’s Real Estate
Alabbar expressed his optimism for 2027, indicating that a significant influx of new properties would stabilize the market. He mentioned the potential for a 5% to 10% fluctuation in pricing as a response to the current situation regarding the Iran war. The ongoing conflict has understandably created uncertainty, yet Alabbar suggested that if conditions improve, the market could rebound quickly. This optimistic perspective points to a long-term vision for Dubai’s real estate sector, allowing for both adaptability and growth.
Stability Amid Discounts
While other developers in Dubai are offering steep discounts—some as high as 50%—Emaar remains steadfast in its commitment to quality over price reductions. Alabbar affirms that the company’s successful business model allows them to uphold their pricing structure without compromising on the quality of their offerings. He stated, “We don’t give discounts. Our policy is to sell good products.” This competitive stance reflects not only the strength of Emaar but also highlights a differentiation strategy aimed at maintaining brand integrity during tumultuous times.
The Broader Impact of Geopolitical Issues
The ongoing Iran war has significantly affected several sectors in the region, including hospitality, aviation, and tourism, leading to a broader economic slowdown. However, Alabbar believes that crises are cyclical and can serve as learning opportunities for businesses built on long-term strategies. He pointed out that historical trends show crises typically have limited durations, allowing for recovery and eventual growth.
Strategic Expansion Despite Adversity
Emaar remains committed to its ambitious expansion plans, currently managing 90,000 units across multiple global markets. Alabbar indicated that these projects will not be halted or slowed down, even in the face of geopolitical unrest. He regards this period as an “adjustment time” with a prime opportunity to expand its footprint. Emaar’s CEO hinted at a massive Dh200 billion ($55 billion) megaproject set to be launched, which will include residential, commercial, and luxury accommodations designed for a population of nearly 150,000 people.
Alabbar summarized his rationale with a keen awareness of the cyclical nature of crises, encouraging the need for preparation for the inevitable recovery. He emphasized that the policies and framework in Dubai make it one of the most appealing places for long-term investments, suggesting that the challenges of today will only contribute to a more robust environment tomorrow. Through its strategic planning and commitment to quality, Emaar is positioning itself to not just survive but thrive in an evolving market landscape.
