Aldar set to unveil significant villa and townhouse development in Dubai by year’s end.

Aldar Properties is gearing up to introduce a significant new project featuring villas and townhouses in Dubai by the end of this year. This initiative marks a key strategy for the company’s ongoing expansion in the UAE real estate sector.

Project Overview

Details about the financial value of this new development remain undisclosed; however, it will be situated near Dubai Internet City. Jonathan Emery, Aldar’s chief executive, shared insights about the project in a recent interview with *The National* in London. This venture will be Aldar’s fourth project in Dubai, following the successful launches of Haven, Athlon, and The Wilds. Emery described this development as a collaborative effort with Dubai Holding and emphasized that it will include a large villa community with townhouses, complemented by its strategic location along the Blue Line extension.

Aldar and Dubai Holding’s partnership has been active since February, which saw the strengthening of their joint venture by adding two prime plots in Dubai. These plots are meant to facilitate the delivery of nearly 14,000 new homes, boasting a gross development value exceeding Dh38 billion. The first plot, spanning four million square meters, lies adjacent to Dubai’s eastern growth corridor, while the second, located on Palm Jebel Ali, will feature an ultra-luxurious waterfront development comprising both branded and non-branded residences.

Market Trends and Challenges

Despite ambitious plans, the real estate market is facing headwinds, particularly as buyer sentiment shifts amid regional uncertainties associated with the Iran conflict. Recent data indicates a notable decline in transaction volumes and values within the third quarter. According to a report from Cavendish Maxwell, total home sales in Dubai hit Dh72.6 billion ($19.7 billion) for the three months ending in September, a drastic drop of 47% from the same timeframe last year. Additionally, the number of transactions fell by 38%, totaling about 34,000.

Nevertheless, Emery remains optimistic, noting that while the market has slowed internationally, buyers are still actively seeking the right products. He pointed out that projects launched by Aldar have generally performed well, underlining a belief in the resilience of the market fundamentals.

Aldar’s Expansion Plans

Aldar is poised to achieve significant milestones this year, with plans to deliver over 3,000 units, marking the highest volume since its inception. This number is set to increase to about 4,500 units next year. Key projects expected for completion this year include the Sustainable City on Yas Island, along with residences at the Grove and Louvre Abu Dhabi on Saadiyat Island. Furthermore, Aldar will introduce its first homes in Dubai next year with the Haven project, located near Dubailand.

In addition, Aldar has broadened its horizons through strategic partnerships, including a recent collaboration with Arada to develop housing initiatives on Yas Island and at Seih Sdeirah in Abu Dhabi. This partnership, valued at approximately Dh15 billion, aims to create a large-scale mixed-use community at Seih Sdeirah while facilitating Arada’s acquisition of residential plots on Yas Island. Emery explained that these partnerships are integral to diversifying their offerings and enhancing customer engagement.

By continually seeking new collaborations with established developers, Aldar aims to expand its project portfolio while catering to a broad spectrum of customer needs. This strategy not only strengthens its market position but also brings innovative offerings to its clientele, ensuring sustained growth in the competitive UAE real estate landscape.
