Increased Demand for Prime Dubai Real Estate Amid Shift from Luxury Market

Dubai’s real estate landscape is undergoing a significant transformation, as the demand is shifting towards more budget-friendly options. Experts at the recent International Property Show noted a resurgence of investor confidence, indicating a promising future for the market.

Shifting Demand Trends

Prominent developers in the UAE are observing a shift in buyer preferences. While the market previously showed a strong inclination towards ultra-luxury properties priced above Dh10 million, there is a noticeable growth in interest for homes in the Dh1 million to Dh2 million range. Tauseef Khan, the chairman of Dugasta Properties, remarked that many buyers and international investors are now seeking high-quality homes at more attainable price points. Data from the company reveals that the average budget of investors has increased from Dh600,000 to Dh950,000, with a significant portion of transactions falling between Dh1 million and Dh2 million. This illustrates a robust appetite for quality residences within the mid-range segment.

Despite some softening in the ultra-luxury market, it continues to attract a select group of buyers. Farhad Azizi, the CEO of Azizi Developments, highlighted that while high-priced properties are seeing reduced interest, the demand for lower-priced homes remains solid. This trend reflects a growing group of domestic buyers—those currently renting in the emirate—transitioning into homeownership.

Market Maturation and Selectivity

With new buyers entering the market, there is a growing trend of caution and selectivity. Yousuf Fakhruddin, CEO of Fakhruddin Properties, pointed out that ultra-luxury buyers are taking their time in making investment decisions. However, he affirmed that Dubai remains a safe haven for investment, continuing to attract global capital. Recent data from the Dubai Real Estate Market reflects a total of 38,257 transactions worth Dh110.36 billion in the second quarter, even though transaction volume decreased by 28% compared to the same period in the previous year.

According to Savills Middle East, while buyers are exercising more selection in their property choices amid increasing supply and ongoing regional uncertainties, the medium-term outlook for the market remains positive. Market professionals like Madhav Dhar from ZaZen Properties believe that the observed slow trend towards ultra-luxury properties isn’t indicative of a market decline, but rather a maturation process where investors are focused on value and quality.

Growing Demand for Affordable Housing

Alongside the interest in luxurious properties, there is growing demand for mid-range offerings. There is a rising population of professionals and families establishing long-term roots in Dubai, which has created a significant demand for quality homes at more accessible price points. Buyers now expect excellent design coupled with sustainability and good amenities, although they prefer these features at more reasonable prices.

In light of this demand, developers are increasingly offering flexible payment plans to facilitate home purchases. Fakhruddin mentioned a payment structure that includes no down payment and monthly installments, underscoring the market’s adaptation to price-sensitive buyers. Khan also noted that market fluctuations have made buyers more informed and focused on long-term financial viability. His company’s flexible 10-year payment plan constitutes a substantial portion of their bookings.

As we look ahead, the property market’s trajectory indicates a preference for quality and execution over sheer growth. The International Property Show recently witnessed attendance from over 35,000 individuals, demonstrating the resilience and momentum within Dubai’s real estate sector. With experts projecting that future projects in prime locations at sensible price points are likely to thrive, the Emirate is poised for a promising year ahead.
