The real estate market in Dubai continues to thrive, as demonstrated by recent analysis revealing that over 75% of residential properties currently under construction have been sold. With a total of 564,072 homes being developed in the emirate, an impressive 425,863 properties have successfully found buyers, showcasing a robust demand amid ongoing developments.
High Sales Rates Amid Ongoing Development
According to research from fäm Properties, there is a remarkable absorption rate for homes nearing completion and for villas. Specifically, a staggering 82.9% of the 96,585 homes slated for delivery this year have already been sold. This translates into a significant overall absorption rate of 75.5% for all residential properties under construction. Such figures indicate that trust in Dubai’s real estate sector is solid, with investors keen to secure properties before they are fully built.
The bulk of the construction is in the form of apartments, accounting for 495,775 units. Out of these, 367,514 have already been sold, resulting in an absorption rate of 74.1%. In sharp contrast, the demand for villas is even stronger, with 58,349 of the 68,297 villas under construction already snapped up, leading to an exceptional absorption rate of 85.4%. Industry experts attribute these high rates to investor confidence, driven by Dubai’s transparent regulatory environment and the consistent quality delivered by reputable developers.
Rapid Sales in Upcoming Deliveries
The trend of strong sales continues for properties set to be completed soon. Among the residential units expected to be ready for handover this year, 80,127 out of 96,585 have already found buyers, a noteworthy absorption rate of 82.9%. The delivery schedule for 2026 also reflects this upward trend, indicating that the construction landscape in Dubai is not only active but also aligned with consumer needs.
For instance, out of the 91,209 apartments expected this year, 82% have been sold, while villa properties set for handover show a remarkable absorption rate of 95%. Some regions, like Al Wasl, have even reached 100% absorption for deliveries due this year, demonstrating that demand is not only present but also urgent.
Notable Areas of Growth in Dubai Real Estate
High sales rates are evident in some of Dubai’s most desirable neighborhoods. On Palm Jumeirah, an impressive 93.5% of the 2,397 apartments due for delivery this year have been sold. Similarly, Jumeirah Lakes Towers (JLT) has seen an extraordinary 92.8% of its 2,324 apartments sold, while Downtown Dubai is experiencing a strong absorption rate of 92.2% for its 6,248 units under construction.
The Business Bay area boasts 30,317 apartments, with an encouraging 82.8% already sold. Furthermore, many communities in Dubai are achieving remarkable sales for both apartments and villas, with Al Hebiah Fifth recording an unparalleled absorption rate of 98.7% for its 2,060 villas.
