Housing Insights: Latest News and Updates
Dubai-based developer Arada has recently submitted planning applications to Newham Council for an ambitious project—Thameside West, a significant regeneration venture in London that aims to deliver 1,500 homes in its initial phase. This multifaceted initiative is set to transform East London and play a critical role in addressing the ongoing housing shortage.
Project Overview and Vision
The Thameside West development represents a portion of a broader scheme with an estimated gross development value of £2.5 billion, eventually encompassing more than 5,000 new residential units. Collaborating with the Greater London Authority (GLA), Arada and the GLA’s Royal Docks team are committed to fostering an environment conducive to developing new homes, public facilities, and sustainable economic growth in the locality. Nestled across the River Thames from notable sites like Canary Wharf and Greenwich Peninsula, this transformation is strategically located to enhance community accessibility to vital amenities.
The project builds upon preexisting hybrid planning permissions, with its first milestone comprising nearly 1,500 homes distributed across six distinct buildings. Notably, the two initial structures will focus entirely on social rent, offering three and four-bedroom family homes, which directly responds to the pressing need for more affordable housing in the region. Plans are in motion to determine the tenure distribution for other housing options within the project.
Green Spaces and Community Features
Integral to the Thameside West development is a commitment to green spaces and community-oriented features. The design emphasizes interconnected streets, gardens, parks, and shared areas, fostering a sense of community among the residents. Ground-floor units are designed to accommodate local amenities such as cafes and restaurants.
The vision includes a seven-acre park adorned with approximately 1,000 trees, effectively enhancing biodiversity and creating a serene environment for families and visitors. Additional green features comprise woodland play areas, dedicated play trails, and spaces designed for children’s recreational activities. Moreover, an active waterfront promenade along Bell Lane promises to offer picturesque riverside views and engaging pedestrian experiences, marking the southeastern edge of the development.
Partnerships and Future Developments
Esteemed architecture firm Gensler, in collaboration with consultancy Arup and landscape architects Planit, are lending their expertise to this transformative project, ensuring high-quality design and infrastructural efficiency. Furthermore, Arada is actively coordinating with Transport for London to establish a new Docklands Light Railway (DLR) station, which is expected to be operational by the time the first residents move in.
Since entering the London market in 2022 with the acquisition of Regal London, Arada has positioned itself as a significant player in the region’s housing landscape. With an ongoing pipeline boasting over 17,000 homes across various formats, including co-living and student accommodation, Arada is determined to meet the diverse needs of today’s urban dwellers.
A Transformative Impact on London’s Housing Landscape
The Royal Docks, jointly developed by the mayor of London and the mayor of Newham, spans a vast 175 hectares, with the potential to yield 36,000 homes and create more than 55,000 jobs over the next two decades. Ahmed Alkhoshaibi, Arada’s group chief executive, emphasized the significance of this regeneration opportunity, highlighting the project’s potential to reshape London’s riverfront and enhance community livability.
Tom Copley, Deputy Mayor of London for Housing, reaffirmed that Thameside West is pivotal in addressing London’s housing crisis, providing a blend of affordability, quality design, and substantial green spaces. As the city strives to evolve into a more inclusive and better-planned urban area, Thameside West stands out as a beacon of hope for a brighter future for all Londoners.
