Dubai Sees Robust Sales of $10M+ Homes, Drawing Wealthy Buyers Amidst Iran Conflict
Dubai’s luxury real estate market continues to attract high-net-worth individuals despite geopolitical tensions in the region. In the third quarter of this year, the emirate saw 86 residential transactions valued at $10 million or more, marking a 17% decline from the same period last year. Notably, 13 of these deals exceeded $25 million, according to a recent report by property consultancy Knight Frank.
Transaction Trends in the Luxury Market
Among the 86 transactions, homes valued between $10 million and $25 million accounted for a combined worth of approximately Dh3.93 billion ($1.07 billion). The remaining 13 transactions, which were above $25 million, generated Dh1.84 billion. Although these high-value deals represented only about 15% of sales by number, they made up nearly 32% of the overall sales value over $10 million. Faisal Durrani, head of research for Mena at Knight Frank, stated that despite the regional unrest, Dubai’s luxury market has displayed resilience, albeit with lower transaction volumes compared to last year.
The overall market for transactions priced above $10 million is down about 29.4% from last year, indicating a significant shift. Interestingly, prices in Dubai’s prime neighborhoods have decreased for the first time since 2020, experiencing a 5% dip between the second and third quarters. This decline is largely attributed to the anxiety surrounding ongoing conflicts in the region. Durrani remarked that the “stop-start” nature of these hostilities dampens investor confidence, affecting overall market activity.
Wealth Inflows and Future Projections
Despite the current volatility, Dubai and Abu Dhabi remain attractive destinations for affluent individuals, benefiting from favorable government policies that encourage economic growth, including attractive tax structures and extensive infrastructure development. According to a recent Boston Consulting Group report, net wealth in the UAE is projected to soar to $6 trillion by the end of this decade. Over the next five years, the Emirates will witness an increase of more than $2.3 trillion, reflecting an annual growth rate of 10.6%.
Furthermore, both Dubai and Abu Dhabi have been ranked among the top 10 global cities for incoming generational wealth. With an estimated $84 trillion set to transfer between generations over the next two decades, Dubai occupies the eighth position while Abu Dhabi ranks tenth. This growing interest in luxury real estate indicates that wealth is being funneled into the property market, despite short-term uncertainties.
Leading Neighborhoods for Luxury Sales
When examining specific neighborhoods, Palm Jumeirah emerges as the standout area, recording the highest sales volume for luxury properties in the third quarter. The community saw 27 transactions worth Dh2.01 billion, accounting for around 31% of all luxury home sales in Dubai during this period and 35% of their total value. The recent easing of property prices by approximately 9.1% year-on-year has begun to position Palm Jumeirah as a more attractive option, with prices now averaging Dh4,083 per square foot.
This trend is particularly appealing to buyers looking for holiday homes or permanent residences rather than those interested in quick resale opportunities. Following Palm Jumeirah, neighborhoods like Jumeirah and Emirates Hills also saw considerable transaction volumes, reinforcing Dubai’s standing as a premier global real estate destination.
