This sustained optimism comes despite earlier price fluctuations, as current indicators suggest a significant shift towards stabilization in the market.
Rising Intent Among Buyers
Recent insights indicate that approximately 66 percent of potential buyers surveyed during May and June intend to purchase a property within the next half-year. This appetite for property investment has remained largely consistent, with figures showing 67 percent in May and a slight decrease to 66 percent in June. These figures closely mirror the buying intentions recorded in the preceding months of March and April, which stood at 68 and 67 percent, respectively.

By May, the number of respondents anticipating a price decline dropped to 63 percent, with 20 percent believing prices would remain stable and 17 percent expecting an increase. This trend continued into June, with expectations for a price drop decreasing further to 56 percent—the lowest level recorded this year. In contrast, those predicting price hikes climbed to 24 percent, while the percentage of those anticipating stability remained unchanged at 20 percent.
Stability in Property Prices

The median price per square foot in Dubai has remained relatively flat, resting at AED 1,335 in May and slightly decreasing to AED 1,334 in June, down from AED 1,393 in April.
