BNW Developments Introduces Dubai Real Estate Opportunities in Australia, Highlighting Potential Rental Yields of up to 10%

Vivek Anand Oberoi’s real estate firm, BNW Developments, has recently inaugurated a new office in Sydney, Australia. This strategic move aims to engage with the increasing interest from Australian investors in the UAE’s burgeoning residential property market.

Inauguration and Gathering of Investors

The official launch of the Sydney office took place in Bella Vista, attracting over 300 participants, including investors, financial advisors, brokerage representatives, and real estate experts. Ankur Aggarwal, the Chairman and Founder of BNW Developments, emphasized the growing trend of Australian investors looking beyond local markets. He noted that they are particularly interested in opportunities that promise income generation and international diversification in fast-expanding markets like the UAE.

According to BNW, this new office is designed to be a vital local resource for Australian investors and financial professionals looking for lucrative projects in Dubai and Ras Al Khaimah. The timing of this development is crucial, as Australian investors are re-evaluating their options in both domestic and international property sectors due to shifting conditions within Australia’s residential investment landscape.

Why the UAE is Attracting International Investors

The UAE has emerged as a more appealing destination for property investors globally, largely attributed to its favorable tax framework, attractive rental yields, and residency-linked investment programs. BNW reports that residential properties in Dubai yield an average rental return of approximately 6-10%, significantly higher than Australia’s average of around 3.7%.

Moreover, the UAE’s absence of personal income tax and capital gains tax on property sales enhances its attractiveness for foreign investors. Investors who put forward AED 2 million or more can qualify for a renewable 10-year Golden Visa, making it easier to settle and invest in the region.

Ras Al Khaimah’s Thriving Real Estate Market

Ras Al Khaimah, where BNW has a substantial portion of its development activities, has seen a notable uptick in international investment. According to the firm, the emirate recorded AED 12.3 billion in residential sales during 2025, involving around 6,600 transactions. Off-plan properties made up about 85% of these transactions, with international buyers constituting over 60% of the purchases on Al Marjan Island.

BNW’s ongoing projects in the emirate are centered around Ras Al Khaimah Central, Al Marjan Island, and the Beach District, with additional developments in Dubai. Notable projects include the Tonino Lamborghini Residences and Radisson Blu Hotels and Residences. Furthermore, BNW has introduced the world’s first Dolce Residences in partnership with Wyndham Hotels & Resorts on Al Marjan Island, consisting of 93 residential units alongside five retail spaces.

Conclusion and Future Outlook

Headquartered in Dubai, BNW Developments has already launched 13 projects, with an additional 16 in the pipeline, representing a combined gross development value of around AED 32 billion (approximately $8.7 billion). With a local presence in Sydney, BNW is poised to directly connect with the Australian investment community, bringing valuable market insights and development opportunities from the UAE closer to investors. The future looks promising as BNW seeks to capitalize on the dynamic real estate landscape of the UAE while providing Australian investors with attractive investment options.
