Housing Insights: Latest Updates and News
Dubai-based developer Arada is set to enhance London’s housing landscape with a new proposal in Southwark. Plans have been submitted for a construction project that will introduce 516 student accommodations alongside 55 social rent homes. This initiative reflects a growing demand for affordable housing solutions, especially for students in urban areas.
Project Overview and Location
Arada London, the UK division of the UAE firm, has lodged a planning application with Southwark Council for this purpose-built student housing scheme. Located on Blackpool Road in Peckham, the site currently consists of a brownfield plot. The development will feature two distinct buildings interconnected by landscaped courtyards, providing both aesthetic appeal and functional outdoor spaces.
The proposed student accommodation will be equipped with various amenities designed to enhance residents’ lifestyle. Features include communal lounges, a gym, study areas, and a roof terrace, aimed at promoting both social interaction and academic focus. This multifaceted approach ensures that the needs of students are met holistically.
A Focus on Affordability and Community
The 55 social rent homes will consist of accessible units, including ground floor maisonettes and upper-level apartments. Significantly, the development promises 42.2% of its housing to be designated as affordable by habitable room, addressing the pressing need for more affordable living options in this vibrant community. Each social rent unit will also feature outdoor space and a children’s play area, promoting a family-friendly atmosphere.
Moreover, the development will include around 1,200 square feet of ground-floor commercial and community space, enhancing local economic activity and fostering community ties. To support sustainability, both buildings will utilize air source heat pumps and photovoltaic panels, emphasizing Arada’s commitment to environmentally conscious construction practices.
Architectural Vision and Future Prospects
The architectural vision for this project has been crafted by Morris+Company, a London-based firm recognized for its community-focused designs. This collaboration is part of a broader strategy by Arada London, which previously announced plans for a co-living project near Elephant & Castle. With substantial investments in various housing initiatives, Arada is positioning itself as a key player in London’s residential real estate market.
In addition to this latest proposal, Arada has recently secured a £152 million loan to advance another project involving 251 homes in North West London, showcasing its ambitious growth in the UK market. With a robust pipeline that includes over 17,000 homes across London, Arada aims to meet the increasing demands for both affordable and quality housing in urban settings.
In summary, Arada’s latest project in Southwark represents a noteworthy commitment to addressing housing shortages while prioritizing community and sustainability. This initiative underscores the urgent need for well-designed living spaces that cater to both students and families, underscoring Arada’s role in shaping the future of London housing.
