Dubai allows shared housing in over 44 locations.

Dubai Municipality has announced that over 44 locations throughout Dubai will allow for buildings and villas to offer shared accommodation options. This initiative reflects the city’s commitment to creating diverse living environments for its residents. Areas such as Al Souq Al Kabeer, Al Ras, Al Warqa 1, Al Barsha 1, Al Muraqqabat, and Al Rigga are included in this plan.

Designations for Family and Individual Accommodations

Certain major roads, including Bani Yas Road, Sheikh Zayed Road, Jumeirah Road, and Al Wasl Road, have been specifically allocated for family-only shared housing. This differentiation aims to ensure that families have suitable options that cater to their unique needs. The shared housing model has been divided into two distinct categories: individual and family accommodations. Importantly, each residential unit can only belong to one of these categories, preventing any overlap.

To enhance the living experience, the new guidelines require that shared accommodations maintain a minimum bedroom size of 5 square meters per person. For family units, it is mandated that each family has access to a private bedroom that includes an en-suite bathroom, thereby promoting both comfort and privacy.

Shared Facilities and Compliance Requirements

The guidelines also outline essential requirements for communal facilities and services, which vary based on accommodation type and the number of tenants. These stipulations cover vital areas such as kitchens, restrooms, dining spaces, recreational spots, laundry facilities, and designated drying areas. Ensuring that these amenities meet a high standard is key to improving the quality of life for residents within shared accommodations.

In February this year, a new law was enacted which lays down clear regulations regarding permits, leasing practices, and safety standards in these accommodations. Offenders may face fines ranging from AED 500 to AED 500,000, underscoring the seriousness of adherence to these new rules.

A Year-Long Grace Period for Compliance

The recently implemented law provides property owners and management companies with a year-long grace period, starting from September 8, to bring existing properties that are currently used for shared accommodation into compliance with the approved standards.

It’s important to note that this grace period does not exempt property owners from addressing existing violations, unauthorized conversions, or any unsafe conditions. These issues must be corrected in line with the applicable laws and regulations, ensuring the safety and well-being of residents.

This initiative represents a significant advancement in Dubai Municipality’s efforts to regulate the construction and housing environment while promoting a higher quality of life. By addressing overcrowding and unregulated residential practices, the guide aims to create stable communities and safeguard residents across the emirate.
