Dubai Approves 44 Zones for Shared Housing Options
Dubai has recently approved over 44 areas for shared housing, marking a significant step toward improving public health and reducing overcrowding in the emirate. The new regulations aim to establish a structured approach to shared accommodation, ensuring safety, comfort, and compliance with current standards.
Designated Areas for Shared Housing
The approved locations include popular neighborhoods such as Al Souq Al Kabeer, Al Ras, Al Warqa 1, Al Barsha 1, Al Muraqqabat, and Al Rigga. Additional areas are set to be announced as they receive approval. The initiative not only tackles the growing demand for housing but also aims to provide residents with a higher quality of living by adhering to stringent safety standards.
Regulatory Framework and Standards
Dubai Municipality has introduced the ‘Planning and Building Requirements Guide for Shared Housing and Permitted Areas,’ which outlines essential guidelines for shared accommodation. This comprehensive guide details the technical specifications, health and safety standards, and location stipulations necessary for operating shared housing. Each building must be categorized specifically for individual or family use, ensuring clarity in accommodation types.
Key requirements include a minimum of five square meters of bedroom space per occupant, with dedicated accommodations for families featuring separate bedrooms and en-suite bathrooms. Furthermore, shared facilities such as kitchens, sanitary spaces, and recreational areas must meet uniform standards to enhance the living experience while prioritizing health and privacy.
The Role of the Law in Community Well-being
Maryam Al Muhairi, CEO of the Building Regulation and Permits Agency at Dubai Municipality, emphasized that these new regulations contribute to fostering a safe and well-regulated residential environment. The focus is on protecting rights, ensuring public health, and enhancing community safety. The law applies not only to new constructions but also to existing properties that may need alterations to comply with shared housing specifications.
Additionally, this legislation excludes properties designated for collective labor accommodation, which is subject to different regulations.
Compliance Timeline and Digital Services
To ease the transition, property owners and management companies have a year, starting from September 8, 2026, to regularize existing buildings currently used for shared housing. During this period, owners can obtain necessary permits, ensuring compliance with all requirements laid out by relevant authorities.
The ‘Build in Dubai’ platform facilitates the issuance and renewal of shared housing permits. To acquire these permits, entities must first meet the specific requirements set forth by the relevant regulatory bodies. This includes adherence to Dubai Civil Defence regulations concerning fire safety and the requirements established by the Security Industry Regulatory Agency (SIRA), ensuring comprehensive oversight.
In conclusion, Dubai’s new shared housing regulations signal a proactive approach to managing urban growth and maintaining public safety. By establishing designated areas, clear guidelines, and a solid compliance framework, the emirate is set to provide a more organized and secure living environment for its diverse population.
