Dubai’s commercial property sales reach unprecedented levels in the first half of the year, exceeding the total for all of 2025.
Dubai’s Commercial Real Estate Surge: A New Era of Growth
Dubai’s real estate market, particularly in commercial properties, is experiencing a remarkable transformation. Driven by international business expansions, rising institutional interest, and the emirate’s position as a global business nucleus, the commercial real estate sector is entering a dynamic growth phase. Recent research from W Capital Real Estate Brokerage highlights this significant trend in Dubai’s commercial property landscape.
The Record Sales in the Commercial Sector
The first half of 2026 saw an unprecedented surge in commercial property sales in Dubai, demonstrating a shift that prioritizes long-term economic stability over short-term investment gains. According to the Dubai Land Department (DLD), commercial transactions soared to AED 19.5 billion across 3,415 deals, showcasing a remarkable 183% year-on-year increase in sales value. Notably, the sales figures for the initial six months of 2026 have already surpassed the total sales volume for the entire year of 2025 by 7.7%, indicating a robust upward trend.
This remarkable growth is not merely a reflection of the real estate sector but an indicator of Dubai’s broader economic diversification. Increased foreign investments, coupled with the establishment and expansion of multinational companies, have influenced the commercial landscape, thus enhancing the emirate’s appeal as a business destination. W Capital emphasizes that the average transaction value also nearly doubled, from AED 2.8 million in H1 2025 to AED 5.7 million in H1 2026, signifying a stronger demand for high-quality office spaces and strategic commercial locations.
Dominance of Office Properties
Office properties remain the lion’s share of the commercial real estate activity in Dubai, comprising more than 81% of total sales. With AED 15.8 billion generated through 2,569 transactions in office properties, the sector vastly outpaced retail, which recorded AED 3.7 billion from 846 transactions. Off-plan offices trended particularly well, contributing AED 13 billion from 1,668 deals, while ready office spaces accumulated AED 2.7 billion.
The strong performance of off-plan office assets signals heightened investor confidence in maintaining robust future demand. Developers have begun delivering high-quality commercial projects, aligning with modern design principles, sustainability, smart technology, and flexible working environments. Such developments confirm that Dubai’s commercial real estate market is maturing, with a focus on innovative and adaptable spaces for businesses of all kinds.
Business Bay: Dubai’s Commercial Hub
Business Bay continues to lead as the top office investment district, accounting for over AED 8 billion in sales and 814 transactions, thereby cementing its status as the epicenter of Dubai’s commercial activity. Following closely were the Second Commercial Centre, TECOM Site A, Dubai Maritime City, and Jumeirah Lakes Towers (JLT), each contributing significantly to the overall commercial real estate landscape.
W Capital highlights the importance of geographic diversification in Dubai’s commercial property sector. The expanding demand across various business districts showcases a developing maturity in the market, catering to a diverse array of corporate requirements, from multinational corporations to startups.
Institutional Demand as a Growth Catalyst
Walid Al Zarooni, Chairman of W Capital Real Estate Brokerage, asserts that the current market strength reflects the solid growth of Dubai’s economy rather than a speculative bubble. The surge in commercial property sales stems from tangible business activities, which are bolstered by rising employment levels and sustained foreign investment. With sales in the first half of the year already outpacing previous annual totals, the trend indicates that institutional demand is a key driver for enduring market expansion.
Furthermore, the limited supply of Grade-A office spaces has emerged as a crucial factor elevating rental prices and enhancing property values. As Dubai continues to attract international business and investment, the challenge remains for developers to keep pace with quality projects that meet evolving corporate needs and sustainability standards.
As Dubai’s commercial real estate market continues to gain momentum, analysts and investors alike are optimistic about its future trajectory, reiterating its position as a cornerstone of the emirate’s robust economic framework.
