Dubai’s commercial property sales reach an all-time high of $5.31 billion in the first half of 2026, exceeding the entire sales for 2025.
The commercial real estate landscape in Dubai is experiencing remarkable growth, with increased activity driven by international businesses, heightened institutional demand, and the city’s emerging status as a regional hub for global corporations.
Record-High Commercial Property Sales
According to a recent report from W Capital Real Estate Brokerage, the first half of 2026 has seen commercial property transactions soar to unprecedented levels. With sales reaching AED19.5 billion (approximately $5.31 billion) from 3,415 deals, this marks an impressive 183% year-over-year surge in transaction value. Notably, this total already surpasses the full-year sales from 2025 by 7.7%. Walid Al Zarooni, Chairman of W Capital, emphasized that the current surge isn’t fueled by speculation but reflects genuine economic growth. “The record growth in commercial property sales is driven by real business activity, increased corporate presence, higher employment levels, and sustained international investment,” he noted.
This performance signifies more than just strength in the property market; it highlights Dubai’s ongoing economic diversification and the expansion of multinational companies, financial institutions, and technology firms establishing a stronger regional presence. Notably, the average value of commercial transactions nearly doubled, rising from approximately AED2.8 million in H1 2025 to AED5.7 million in H1 2026, indicating a clear shift towards higher-quality office spaces and well-located commercial properties.
Dominance of the Office Market
Within the commercial real estate sector, office properties have emerged as the primary focus. They accounted for more than 81% of total sales value, generating AED15.8 billion through 2,569 transactions. Off-plan office sales alone reached AED13 billion, highlighting robust investor confidence in the ongoing demand for high-quality commercial spaces. Al Zarooni attributed the growth to limited availability of Grade-A office spaces in Dubai, which is expected to drive rental growth and capital appreciation further.
The growing trend towards off-plan developments signifies the developers’ commitment to meeting evolving business needs. These modern projects often feature sustainable designs, advanced technologies, and flexible workspaces, appealing to a diverse range of corporate tenants. Al Zarooni indicated that future developments should focus on maintaining supply while delivering innovative workplace solutions tailored to the requirements of global enterprises.
Business Districts and Diverse Investment Opportunities
In the first half of 2026, Business Bay continued to dominate as Dubai’s preferred office investment destination, recording 814 transactions totaling AED8 billion. Other active areas included the Second Commercial Centre, TECOM Site A, and Dubai Maritime City. This geographic spread showcases the maturation of Dubai’s commercial real estate market, as demand becomes increasingly distributed across various districts catering to different business needs.
As the economic landscape evolves, it becomes evident that the growth of Dubai’s office market provides ripple effects across other sectors. Al Zarooni highlighted that each new office adds demand for housing, schools, retail, and various services, transforming the urban economy. Over 50,000 professionals now work in the Dubai International Financial Centre (DIFC), emphasizing how business clusters enhance economic activity throughout the emirate.
Future Outlook for Dubai’s Commercial Real Estate Market
Looking ahead, W Capital predicts that Dubai’s commercial real estate sector will continue its vigorous growth, underpinned by ongoing corporate expansion and foreign investment. Al Zarooni anticipates that sustained demand from the financial, technology, and professional service sectors will further solidify this upward momentum. He remarked, “Commercial real estate has become one of the clearest indicators of Dubai’s economic strength,” suggesting that the robust sales figures reflect a growing number of businesses choosing Dubai for their long-term operational base.
As Dubai forges ahead, its commercial real estate sector is poised for enduring success, bolstered by its strategic geographic position and favorable business environment.
