BEYOND Developments, a visionary real estate firm known for its innovative designs, has introduced SIORA, its inaugural beachfront master plan located on Dubai Islands. This project marks the second expansive community launched by the company within a year, highlighting BEYOND’s swift expansion and alignment with Dubai’s urban development goals. The unveiling of SIORA is a significant step in the firm’s trajectory as it contributes to the future landscape of the UAE.

Covering over two million square feet, SIORA presents a serene coastal haven, drawing inspiration from Japanese garden principles, particularly the idea of Ikigai—the pursuit of meaningful living. This philosophy emphasizes the creation of spaces that promote clarity, balance, and a sense of purpose, fostering an environment where architecture supports well-being and harmonious interactions among individuals, nature, and their surroundings.

Adil Taqi, the CEO of BEYOND Developments, expressed enthusiasm for this new venture, stating that since the company’s establishment in 2024, it has embarked on an extraordinary journey, including nine launches in 2025 that have enriched the lives of many. He emphasized that SIORA not only represents a new chapter for BEYOND but also aligns with Dubai’s ambitious 2040 Urban Master Plan, which prioritizes well-being, sustainability, and connectivity within urban life.

SIORA is designed as a pedestrian-friendly coastal district, with over 70% of the area allocated for open green spaces. This translates into about 1.5 million square feet dedicated to landscapes that enhance comfort and connect people with the coastline. A six-kilometer stretch of beachfront serves as a vital component of life in the community, encouraging outdoor activities and a healthier lifestyle. Lush pathways and shaded areas facilitate movement and social interactions, promoting a daily rhythm that is attuned to both nature and community.

In addition to enhancing the area through thoughtful design, SIORA incorporates sustainable practices inspired by three elements of nature from Japanese garden philosophy: wind (Kaze), water (Mizu), and light (Kage). Together, these elements are intended to create a balanced and naturally comfortable coastal environment that harmonizes design with ecological considerations. SIORA represents not only a bold step into beachfront living but also reinforces BEYOND’s commitment to enhancing life quality through meticulously crafted spaces.
