The newly unveiled masterplan for the Dubai Design District (d3) aims to tackle traffic congestion while accommodating approximately 60,000 residents within 15,000 units. This visionary project, introduced by the developer Meraas, aspires to transform the area into a vibrant, canal-centered community centered on pedestrian access and comfort.

Creating a Walkable Community

At the heart of the d3 masterplan lies the commitment to fostering a pedestrian-centric environment. Khalid Al Malik, the CEO of Dubai Holding Real Estate, emphasized that the area will be designed to meet the diverse needs of its residents. “If you live in such a destination in the future, you really don’t need to leave the space,” he stated, highlighting the plan’s focus on essential amenities such as hospitals, community centers, and open, walkable spaces for health and recreation.

Covering an area of around 1.67 square kilometers, the masterplan includes the Design Line—an essential route for pedestrians and cyclists that connects five distinct zones within d3. This path will be shaded to ensure comfort even during the sweltering summer months, enabling residents and visitors to explore the area year-round without the burden of high temperatures.

Integrated Living and Reduced Traffic

Addressing the growing problem of traffic congestion in Dubai, which has seen its population reach four million by 2024, the d3 project is designed to minimize vehicle movement. “We will try to reduce it to the max in a manner that we don’t have a lot of traffic in that area,” Al Malik mentioned, pointing out the focus on energy efficiencies in building designs and overall community planning.

The community is intended to be a self-sufficient hub, where daily needs are just a walk or bike ride away. This strategic approach not only alleviates traffic pressure but also enhances the quality of life for residents by creating an environment conducive to walking and biking.

Residential Options and Pricing

The d3 masterplan includes several residential developments, such as Design Quarter, Atelis, and The Edit. Currently, Design Quarter is under construction, with nearly 16.2% completion, offering one to three-bedroom units starting at Dh1.87 million. Atelis, positioned along the Creekside, includes various residences, including luxurious penthouses, with prices beginning at Dh2.1 million. The Edit features three waterfront towers with apartments and amenities like cinema rooms and pools, starting at Dh2 million for a one-bedroom unit.

Focusing on the luxury market, Al Malik observed that property prices tend to increase as one moves north into busier city areas. To cater to different buyer needs, the masterplan offers a variety of unit sizes, presenting multiple investment opportunities. Demand for these properties has been reported as “healthy,” indicating strong market interest even amidst economic fluctuations.

Project Timeline and Future Prospects

While no specific timelines have been disclosed for the completion of the various projects within the masterplan, Al Malik indicated that the execution would be thoughtful and adaptable to surrounding economic conditions and developments. “With long-term projects, we take our time,” he explained, acknowledging the impact of market demand, infrastructure needs, and regulatory requirements on project timelines.
