Buyer confidence in Dubai’s real estate market remains firm, even as previous fears about falling prices show signs of easing. According to the latest Property Finder Market Pulse, a bi-monthly survey gauging consumer sentiment among active property seekers, buyers are increasingly clear about their intentions and price expectations for the coming months.

Stable Buying Intentions

The latest data indicates a robust appetite for home purchasing, with around 66% of respondents confirming plans to buy a property within the next six months. This figure holds steady compared to earlier polls, showing just slight fluctuations from 67% in May to a similar 66% in June. These statistics align closely with the 68% and 67% reported in March and April, respectively, highlighting a consistent desire among buyers to move forward.

Changing Price Expectations

While the desire to buy remains strong, perspectives on price trends have shifted significantly. Earlier this year, expectations for price declines peaked at 73% in March and 70% in April. However, recent findings suggest a positive turn, with only 63% of buyers expecting a price drop in May. This trend continued, with just 56% anticipating decreases by June. Meanwhile, the percentage of buyers expecting prices to stay the same remained at 20%, and those anticipating an increase grew to 24%.

Current market data reveals that actual median prices have stabilized as well. The price per square foot was nearly unchanged, standing at AED 1,335 in May and AED 1,334 in June, significantly lower than the AED 1,393 recorded in April. This leveling off in pricing aligns with buyers’ reduced anxiety about future price decreases, indicating a more confident outlook on the market.

Market Maturity and Buyer Strategies

The changing sentiments among buyers reflect a deeper understanding of the market, moving away from a state of panic and uncertainty toward a more measured approach. Cherif Sleiman, Chief Revenue Officer at Property Finder, emphasized that this transition signifies a shift in buyer strategies. “When two-thirds of active property seekers commit to near-term purchase plans, they demonstrate high intent, closely monitoring physical market indicators rather than just exploring options,” he explained.

Moreover, Sleiman noted that the decline in expectations for price drops further illustrates consumers’ recognition of a stable market floor. Instead of waiting for an anticipated deep price correction that has not occurred, serious buyers are taking strategic steps to finalize their property decisions. This trend showcases the evolving maturity and long-term viability of Dubai’s real estate sector.
