Dubai leader greenlights $1.44 billion housing initiative for Emiratis.

Dubai is making significant strides in enhancing the living conditions for its Emirati citizens by approving the allocation of 4,631 residential land plots. This initiative, valued at approximately $1.44 billion (AED 5.3 billion), underscores the government’s commitment to improving housing quality and overall citizen well-being. Launched under the auspices of Mohammed bin Rashid Al Maktoum, the initiative encompasses over 71 million square feet across three prime areas: Al Eyas, Latifa City, and Mushrif.

Citizen-Centric Urban Planning

The distribution of these plots will be facilitated through the Emirati platform on the DubaiNow app, set to take place within the next week. Sheikh Mohammed has emphasized that providing adequate housing for every Emirati family is a fundamental aspect of Dubai’s development strategy. He reiterated the government’s long-term vision to foster vibrant communities that place a strong emphasis on family life, social cohesion, and enhanced quality of life.

“Our vision is clear: the true essence of Dubai lies in its people and their families,” he stated. With a focus on becoming the best city in the world for family living, the emirate plans to establish a state-of-the-art urban ecosystem supported by robust infrastructure and essential services.

Sustainable and Integrated Communities

The newly allocated plots are a vital component of Dubai’s overall urban planning framework, which aligns with the Dubai 2040 Urban Master Plan. This plan prioritizes sustainable, people-focused development. The envisioned communities aim to incorporate green spaces, pedestrian-friendly designs, and essential amenities that together foster long-term livability.

Marwan bin Ghalita has shared that this initiative reflects Dubai’s unwavering focus on enhancing citizen welfare through carefully planned urban environments. He added that the Dubai Municipality will continue to deliver housing developments equipped with integrated infrastructure and services, showcasing a commitment to the well-being of the community.

Details of the Residential Distribution

Out of the total allocation, 2,540 plots will be located in Al Eyas, covering 39 million square feet. This development is set to include vital amenities such as mosques, a neighbourhood majlis, retail centres, educational institutions, early childhood facilities, parks, recreational areas, and cycling tracks designed to connect the community seamlessly.

Latifa City is set to receive 1,761 plots, encompassing 28 million square feet. This area will also feature essential amenities, including mosques, parks, retail outlets, a school, a Quran memorisation centre, and various community spaces, aligning with the community-centric vision of the initiative.

Additionally, 330 plots have been allocated in Mushrif, covering 4 million square feet, which will host two mosques, a family park, retail facilities, and necessary supporting infrastructure.

This comprehensive initiative not only aims to provide housing but also reinforces the objectives outlined in the Dubai Social Agenda 33, which focuses on sustainable growth, social development, and improving the living standards of citizens. Through such strategic planning, Dubai is paving the way for a brighter and more sustainable future for its residents.
